Census

For this study, six main North Fork neighborhoods are highlighted: Boulevard Gardens, Franklin Park, St. George, Washington Park, Broward Estates, and Roosevelt Gardens. These unincorporated Broward County neighborhoods were considered census-designated places when collecting the data for the year 2000 Census. 1  Riverside Park and Sailboat Bend. Data on the table shows that African American population percentage among the four neighborhoods average 97%.

South Florida Map
Concentration of African-American Population

Although, the city of Fort Lauderdale has a 30 % African American population, which is high in comparison to a 12 % national percentage; it is evident, that these four neighborhoods have a noticeable well-defined ethnicity.  In relation to age, it can be said that these neighborhoods are in essence young, having a 32-year-old average age. Vos (2002) makes important comments in reference to housing tenure owner occupied data:

St. George has a homeownership rate of almost 87 percent, which is significantly higher than the County.  Washington Park’s homeownership rate is slightly below the 69.5 percent County average, while it is clear that homeownership in Franklin Park is very low at less than 10 percent.  These data was supported by Kevin Carter from Broward County’s Department of Planning and Environmental Protection (DPEP), who stated that the population in the North Fork area typically consists of longtime residents, except for Franklin Park, which has historically been a very transient community (Carter, 2000.)  Recent data for Dorsey Riverbend neighborhood were not available, but the neighborhood is probably a mix of the characteristics of Washington Park and St. George. (Carter, 2002.)  (Vos, 2002, pp. 141)
